Position Summary:
Lawrence Group&rsquo;s St. Louis office is seeking an experienced Architectural Project Manager to join our Retail team. The Architectural Project Manager &ndash; Retail Market manages multiple small to medium-sized retail projects, coordinating all aspects of assigned work and estimating scope with precision. This role holds full accountability for driving the success of each project&mdash;from initial concept through completion&mdash;ensuring alignment with client brand standards, design intent, budgets, and schedules.
 
The Project Manager prepares strategic plans for project execution and leads the coordination of all efforts&mdash;administrative, technical, and design&mdash;to achieve efficient, cost-effective outcomes. Serving as the primary client liaison, this individual ensures seamless communication and delivery that meets or exceeds client expectations. Responsibilities include managing project budgets, schedules, and programs; overseeing team assignments and documentation; guiding consultants; and ensuring quality control throughout all phases. Additionally, the Project Manager estimates fees, defines scope of work, prepares proposals and contracts, and supports business development initiatives within the Retail Market with senior leader support as needed.
 
Project work will include the full range of design through construction administration as well as managing a small team. The role involves providing leadership on design forward retail, QSR, and med-tail accounts with multiple locations throughout the U.S.
 
Primary Responsibilities Include:
 
&middot;         Project Planning and Coordination:
o    Collaborate with clients, architects, and other project stakeholders to define project goals, objectives, and design requirements.
o    Develop comprehensive project plans, including budgets, schedules, resource allocation, and procurement strategies.
o    Coordinate and manage project teams, ensuring effective communication and collaboration throughout all project phases.
o    Conduct regular project meetings to track progress, address issues, and provide updates to stakeholders.
o    Monitor project financial performance and profitability, identify potential risks, and implement proactive measures to mitigate them.
o    Consultant engagement and coordination
 
&middot;         Design and Documentation:
o    Review architectural designs, drawings, and specifications to ensure compliance with client requirements, building codes, regulations and design intent.
o    Collaborate with architects and design teams to develop detailed construction documents, including plans, elevations, sections, and details.
o    Ensure accuracy and completeness of design documentation and coordinate with relevant parties for timely approvals.
o    Consultant engagement and coordination.
 
&middot;         Project Execution and Quality Control:
o    Oversee the construction process, ensuring adherence to design intent, quality standards, and industry best practices.
o    Coordinate with contractors, subcontractors, and suppliers to ensure timely procurement and delivery of materials and equipment.
o    Conduct regular site visits to monitor construction progress, address any issues, and ensure compliance with project specifications (if applicable).
o    Implement quality control procedures to ensure the highest standards of craftsmanship and workmanship are maintained.
&middot;         Project Financial Management:
o    Develop and manage project budgets, including cost estimation, tracking, and forecasting.
o    Develop project agreements / proposals with assistance from supervisor.
o    Review and approve project-related expenses, change orders, and invoices.
o    Monitor project financial performance, identify cost-saving opportunities, and implement appropriate measures.
o    Reviewing/approving consultants' invoices.
 
Qualifications:
 
&bull;        Bachelor's or Master's degree in Architecture or Interior Design from an accredited institution
&bull;        7-10+ years of professional experience, preferably in a commercial design firm using Revit and AutoCAD and managing projects.
&bull;        Excellent design, organizational, and communication skills.
&bull;        Ability to work effectively within a collaborative team environment.
&bull;        Knowledge of general interior construction, methods & materials, details and standard building codes.
&bull;        Proficiency in Revit, AutoCAD, Microsoft (Office, Outlook, Excel, Word) and the Adobe Creative
&bull;        Suite (InDesign, Photoshop) is a minimum requirement.
&bull;        Ability to work in a fast-paced work environment with a strong work ethic, with the ability to manage multiple projects deadlines.
&bull;        Excellent client interaction/communication balanced with production mindset.
 
Supervisory Responsibility:
This position may have some supervisory responsibilities.

Position Summary: 
The Billing Specialist will collaborate with project teams to provide a wide range of project-related services, primarily with client invoicing, acting as an accounting support person to the Billing Services Manager and architecture Project Managers. This role requires a high level of initiative, multi-tasking and problem-solving along with an eagerness to learn processes and documentation specific to the design industry.
The key responsibilities include:
&middot;       Analyze contracts and related billing criteria to accurately set up jobs in VantagePoint for client invoicing. 
&middot;         Own the billing to clients based on Project Manager input of client fees combined with accurate calculations and validation applying professional judgment to align billing with contractual agreements, project scope, supporting documentation and time-based requirements.
&middot;         Collaborate with project managers to determine monthly billings for revenue recognition based on labor, sub-consultants, and expenses incurred. Billable amounts will be determined based on a percentage of completion or time and expense, ensuring accuracy in revenue recognition and financial reporting.
&middot;         Produce and review detailed, itemized invoices and billing statements, ensuring a high standard of accuracy, consistency, and adherence to accounting policies and controls.
&middot;         Assist in accounts receivable collections by providing supporting documentation and inquiries as needed. 
&middot;         Support billing systems and processes, ensuring accurate data inputs (quantities, labor, rates) and identifying opportunities for automation and efficiency.
&middot;         Initiate and support escalation of complex billing inquiries, partnering with clients and leadership to resolve issues and improve overall billing accuracy and experience.
&middot;         Ensure integrity of accounting records by performing invoice-related adjustments and maintaining accurate, audit-ready financial data.
&middot;         Collaborate with Billing Services Manager to improve initiatives across billing and accounting workflows, leveraging data analysis to increase efficiency, reduce errors, and strengthen internal control.

Required:

&middot;         3+ years of professional accounting experience, with 2-3+ years of billing experience

Lawrence Group is seeking a dynamic and experienced Site Surveyor to join our team. The Site Surveyor will visit sites and buildings across the United States and document existing conditions. Applicants can expect to travel from coast to coast frequently and must be capable of inputting field sheet measurements accurately into AutoCAD or Revit with a deliverable of Revit floor Plans, RCP, Building Elevations, relevant Structural, Mechanical, Plumbing, and Electrical information.

The key responsibilities include:
 

Coast to Coast travel to conduct thorough on-site building and interior tenant surveys to gather essential data related to a propertys as-built, existing conditions. Lawrence Group provides these services for an extensive list of national client accounts.
Surveys are generally interior in nature and will range between 1,500 SF and 4,500 SF.
The focus of these site surveys is on the architectural elements of the interior of the building with inspection of the exterior elements such as parking, utility (gas meter, electrical meter/riser and phone service) locations.
Particular attention to the accessibility of restrooms, plumbing fixtures, parking stall, curb ramps and general path of travel is necessary. Knowledge of standard accessibility codes such as ADA and ICC A117.1 Accessible and Usable Buildings and Facilities is required.  
Utilizing Matterport camera technology to accurately can document the interior site features and 360 exterior views is a significant part of this position. 
Limited (but adequate) Mechanical, Electrical and Plumbing (MEP) elements shall be surveyed.
Electrical panel locations & sizes, power & voice/data outlets, lighting, fire alarm and sprinkler system components shall be thoroughly documented in the form of a reflected ceiling plan (RCP).
Mechanical (HVAC) system type shall be determined and surveyed with sufficient information returned for a mechanical engineer to recommend system changes or replacement. This includes documenting locations, model numbers, mechanical air device locations and ductwork sizes for all types of HVAC systems including Fan Coil Unit (FCU), Heat Pump (HP), Variable Air Volume (VAV) Roof Top Unit (RTU) package units and Split Systems.     
Detailed reports and documentation are prepared outlining survey findings, including a key plan, project information form / checklist, AutoCAD or Revit as-built files, Matterport scan links and digital photos.
Identifying  potential structural challenges related to site conditions such as existing column and load bearing walls locations
Identifying  potential environmental challenges related to site conditions such as suspected water intrusion, asbestos and lead presence.
Maintain organized records of survey data, photographs, and other documentation for reference and future use.
Provide support during the design and planning phases by offering insights and recommendations based on site survey findings.
Stay informed about emerging technologies and best practices in surveying and incorporate innovative techniques into the surveying process.


Qualifications:


Bachelor's degree or Technical College degree
Minimum of 3 years of experience in site surveying, preferably in the architecture or construction industry.
Proficiency in using surveying equipment and software, such as Matterport cameras, Revit and AutoCAD.
