Position Overview
The Project Director is ultimately responsible for the overall success of the team&rsquo;s project portfolio including meeting all the Client&rsquo;s goals regarding scope, budgets and schedules. Ensures Team success through monitoring the resources, processes and progress of each project, including Client relationship, Client satisfaction, team effectiveness, schedule adherence and financial management.  Provides the support and resources needed by each project team to successfully perform their duties


Key Responsibilities (Essential Duties and Functions)
Preconstruction Services
&middot;   Collaborates with Owners and Consultants to prepare, review, and monitor information and reports related to all costs involved in developing the project&rsquo;s budget
&middot;   Takes ownership of process for determining the quantity of budget estimates/project scope deliverables to client
&middot;   Manages the contracting process, which includes holding initial scope review meetings, finalizing agreed price, developing subcontractor&rsquo;s scope of work, managing the contract and final execution process
&middot;   Develops a Gallant progress/performance review (client satisfaction survey with ongoing project) with the client and administers it
&middot;   Lead all pricing efforts from service work request to additional scope request from client
Project Initiation
&middot;   Leads strategy for assembling team of external subcontractors & Vendors, based on experience, resources, staffing and cost. Provides oversight of RFQ/P process and communicates to the Client the best value, inclusive of sub-contractors and all other vendors
&middot;   Leads strategy to develop, communicate and manage project budgets, inclusive of all costs and provides oversight for mining of cost saving opportunities throughout the term of the project
&middot;   Leads strategy to develop, communicate and manage project schedules, inclusive of all key milestones. Provides oversight for mining of schedule improvement opportunities throughout the term of the project
&middot;   Provides oversight of the contracting process, including facilitating scope development meetings, evaluation and negotiating of fees and final contract development and legal review. 
Project Administration
&middot;   Provides regular oversight for project administration and provides support to the project team to support their daily management of the overall project scope, budgets and schedules
&middot;   Ensures that all internal team members understand project delivery expectations, scope, budgets and schedules
&middot;   Provides oversight of relationships and communication tools, as needed, with external program team members for project delivery as expected by the Client
&middot;   Attends Client Leadership meetings with the project team
&middot;   Provides oversight of QA/QC review of projects, including project development, design documents review and construction review to meet the project scope, quality, budget and schedule goals
&middot;   Provides oversight of Client-requested documents to ensure quality and timely delivery of request

Position Overview
The Preconstruction Manager reports directly to the Vice President and is responsible for leading and managing all preconstruction aspects of assigned projects to include construction estimating, cost management, vendor contacts, design quality control, proposal writing, and budgeting. The role involves working closely with the project teams in exceeding client expectations while maintaining schedules, budgets, and quality standards. The Preconstruction Manager is expected to develop and maintain a visible and positive leadership role with customers, vendors and within the Operations group by thinking beyond day-to-day preconstruction realities and nurturing the customer relationship for future growth. This position ensures proper stewardship for the overall preconstruction integrity of the project through interaction and collaboration with other company disciplines to establish best practice processes.


Key Responsibilities (Essential Duties and Functions)
&middot; Collaborate with the internal team, and external consultants, in the promotion and elevation of the company brand and reputation.
&middot; Generate proposal information, and participate in customer presentations, on an as-requested basis.
&middot; Become proficient in the use of the following software systems: Timberline Estimating Software, On-Screen Take-off, SmartBid.
&middot; Serve as a resource to Operations, offering constructability and cost containment advice provide input as necessary to maintain project budget goals.
&middot; Participate in design quality control reviews for your assigned projects.
&middot; Develop varying levels of budgets for assigned projects: Order-of-magnitude budgets, Conceptual budgets, Guaranteed Maximum Price (GMP) budgets, Progress check-in budgets during Construction Document development.
&middot; Visit project sites, as required, at the front-end of the pre-construction phase to garner information regarding the project site, qualified local vendor contacts, applicable unit rates, union requirements, AHJ requirements, etc.
&middot; Collaborate with the project team to develop a project-specific strategy that will provide the best opportunity for successful contract award.
&middot; Generate a vendor bidding list for each GMP budget, including qualified vendors that are local and/or regional to the each project location, such that we are able to garner a minimum of 3 vendor bids for each scope-of-work.
&middot; Collaborate with the design team during the vendor bidding phase to respond to RFI&rsquo;s, as well as organize RFI responses into Addendums.
&middot; Complete quantity take-offs as necessary to identify quantities of materials and/or building assemblies for each project.
&middot; Collaborate with Project Directors/Managers in the development of project-specific vendor scopes-of-work.
&middot; Receive, organize and qualify vendor proposals for assigned projects.
&middot; Lead the vendor Pre-qualification Process for your assigned projects, with assistance from Project Management.
&middot; Generate presentation-grade Bid-Tab spreadsheets for use in Owner presentation, if necessary.
&middot; Collaborate with the project team regarding Value Engineering efforts required to achieve project budget goals.
&middot; Collaborate with Project Management and Accounting to develop project-specific budget input breakdowns that are conducive to capturing quality historical data.
&middot; Verify the level of customer satisfaction of our operations group as judged by our customers.
&middot; Upon closeout of assigned projects, identify and input &lsquo;actual&rsquo; cost data for definable-features-of-work in a historical cost data tracking system.
&middot; Collaborate with Operations team members regarding the following: Bid Solicitation Software maintenance, Historical Data System maintenance, On-Screen Takeoff maintenance, Timberline System maintenance, Annual unit price updates, Company cost code updates.]]></description>

Position Overview
Assists Project Manager and APM with the documentation and administration of the project. Responsible for processing/filing project management documents (RFIs, Submittals, COs, Meeting Minutes, Contracts) as assigned by the Project Manager. Manages internal administrative processes for project as well as provides high-level organization and administrative support to Project Team


Key Responsibilities (Essential Duties and Functions)
Administrative
&middot;Manages and coordinates project administrative tasks as required for successful project delivery, such as issuing subcontractor Notice to Proceed, assist in issuance of Work Orders, maintaining project directories, processing submittals, documents, and files
&middot;Manages the Project specific insurance documentation for Gallant and subcontractors performing work on the project site.
&middot;Assist Project Manager in assembly of monthly project reports for internal and external team members and Client.
&middot;Assists in scheduling of project meetings and events including printing agendas, attendees, meeting space and supporting documents or technology
&middot;Order and distribute Drawings to team
&middot;Assist the team in the Project building permitting process
&middot;Provides support to the Project Manager in the bidding process distribution of RFP/ITB package, confirmation of subcontractor participation, tracking and distribution of Pre-Bid Clarifications & Addendums
Project Initiation
&middot;   Initiates set-up of Project systems/Folders (Project files on N: Drive, project number, Plan Grid accounts/content, project directories, document templates and files).
&middot;   Manages (or confirms) the required subcontractor and vendor set-up information is communicated to accounting
&middot;   Assists with preparation and coordination of proposals, manuals, and proposal presentations.
&middot;   Coordinates and participates in internal project kick-off meetings.
Project Administration
&middot;   Track all project related invoicing and process accordingly (approved and/or rejected) as determined by the Project Manager
&middot;   Reviews and understands Project Scope of Services within the Project Contract to help ensure project team delivers expected services.
&middot;   Assist APM with updating project tracking logs (RFI, Submittal, Subcontractor CO, Quality&hellip;) and review, distribution and filing of such project documentation.
&middot;   Lead the Project Closeout Process and responsible for the tracking, completion, and timely delivery of information to Gallant team for review and confirmation
&middot;   Support the financial closeout of project Subcontractors and Vendors in obtaining retainage payments and all necessary Lien Waivers and warranty documentation
