ABOUT THE ROLE

We are seeking a skilled Acquisitions Associate to join our dynamic team, focusing on underwriting industrial asset acquisitions along the vibrant West Coast region. This role, based in our Costa Mesa office, offers an exciting opportunity to play a pivotal role in identifying, evaluating, and executing investment opportunities in the industrial real estate sector. A detail-oriented individual with a passion for financial analysis and a keen interest in real estate investment will thrive in this role. This role is based in our Costa Mesa office 5 days per week.

RESPONSIBILITIES

Primary responsibilities will include but not limited to:

  • Conduct comprehensive financial analyses, including cash flow modeling and valuation analysis (Argus and Excel), and sensitivity analyses, to evaluate potential industrial asset acquisitions.
  • Perform thorough due diligence, including market research, property inspections, and financial document reviews, to assess investment risks and opportunities.
  • Collaborate with cross-functional teams, including asset management, leasing, and finance, to support the acquisition process from initial screening to closing.
  • Track investment opportunities that are being pursued by the investment team and in the market as part of the deal pipeline.
  • Maintain the database of lease and investment sale comparables.
  • Prepare investment memos, presentations, and other materials for senior management and investment committee review, outlining investment recommendations and key findings.
  • Assist in negotiating purchase agreements, financing terms, and other transaction documents to optimize deal structures and terms.
  • Monitor market trends, economic indicators, and industry developments to identify emerging opportunities and risks in the West Coast industrial real estate market.
  • Develop and maintain relationships with brokers, sellers, lenders, and other industry professionals to source off-market opportunities and stay informed of market dynamics.
  • Support post-acquisition activities, including asset integration, performance tracking, and portfolio reporting, to maximize investment returns and value creation.
  • Travel as required for the position.
  • Unless traveling for the position, the analyst is required to work from the Costa Mesa office five days per week.
  • Increasing levels of responsibility may be provided based on demonstrated success.

ABOUT YOU

The ideal candidate will have:

  • Bachelor's degree in Finance, Real Estate, Economics, or related field; advanced degree or professional certification (e.g., CFA, CCIM) a plus.
  • Ideally 3-5 years of experience in financial analysis, underwriting, or acquisitions within the commercial real estate industry, with a focus on industrial assets preferred. Investment banking experience also applicable.
  • Proficiency in financial modeling and analysis, with advanced Excel skills; experience with ARGUS Enterprise or other real estate financial software is a plus.
  • Strong understanding of real estate valuation principles, including cap rates, IRR, and discounted cash flow analysis.
  • Excellent analytical skills, with the ability to interpret complex financial data and market research to make informed investment decisions.
  • Detail-oriented approach with a high level of accuracy in financial calculations and reporting.
  • Effective communication skills, both verbal and written, with the ability to present findings and recommendations to internal stakeholders and external partners.
  • Proven ability to manage multiple projects simultaneously and work effectively under tight deadlines in a fast-paced environment.
  • Team player with strong interpersonal skills, able to collaborate with cross-functional teams and build relationships with external partners.
  • Knowledge of the West Coast real estate market, particularly industrial property trends and submarkets, is desirable.
  • A proactive and self-motivated attitude, with a passion for real estate investment and a drive for continuous learning and professional development.

COMPENSATION

  • This role offers a competitive base salary ranging from $100,000 to $130,000 annually plus bonus, reflecting the company's good faith estimate based on market data and internal equity.
