Join our team as a Maintenance Supervisor for a 300-unit Class A apartment community in Johnson City, TN. This is an excellent opportunity to lead a maintenance team, drive operational excellence, and make a direct impact on resident satisfaction. Key Responsibilities

  • Supervise and mentor maintenance staff, fostering a culture of accountability and continuous improvement
  • Manage and prioritize work orders to ensure timely completion and resident satisfaction
  • Develop and implement preventive maintenance schedules to maximize equipment lifespan and minimize emergency repairs
  • Monitor and manage maintenance budgets, controlling costs while maintaining service quality
  • Conduct regular inspections of common areas and units to identify maintenance needs
  • Maintain accurate records of all maintenance activities, repairs, and equipment servicing
  • Respond to emergency maintenance issues and coordinate after-hours on-call rotation
  • Ensure compliance with all safety regulations, EPA standards, and community policies
  • Communicate effectively with residents, management, and vendors to resolve maintenance concerns

Required Qualifications

  • EPA Certification (required)
  • CPO (Certified Pool Operator) Certification (required)
  • Valid Driver's License with reliable transportation
  • Proven experience in apartment or multifamily maintenance supervision
  • Strong knowledge of HVAC, plumbing, electrical, and general building systems
  • Ability to manage staff and lead by example
  • Excellent organizational and time management skills
  • Availability for on-call rotation
