Join our dynamic property management team as an Apartment Maintenance Supervisor at our 300-unit garden-style community in Atlanta's desirable Virginia Highlands neighborhood. We're seeking an experienced maintenance leader to oversee all aspects of property operations, lead our maintenance team, and ensure our residents enjoy a well-maintained environment. This is an excellent opportunity for a hands-on supervisor ready to make an immediate impact while growing your career with a forward-thinking property management company.

Key Responsibilities

  • Supervise and coordinate daily maintenance operations across the 300-unit community
  • Manage preventive maintenance schedules and ensure timely completion of work orders
  • Lead, train, and mentor maintenance team members to maintain high performance standards
  • Oversee pool and spa operations, including chemical management and safety compliance
  • Conduct regular property inspections and identify maintenance needs
  • Maintain accurate maintenance records and documentation
  • Respond to emergency maintenance issues and coordinate after-hours repairs
  • Manage maintenance budget and vendor relationships
  • Ensure all work meets company standards and local building codes
  • Participate in on-call rotation for emergency maintenance situations

Required Qualifications

  • Proven supervisory experience in apartment or multifamily property maintenance
  • EPA Certification
  • Strong knowledge of HVAC, plumbing, electrical systems, and general building maintenance
  • Ability to lead and motivate a maintenance team
  • Excellent organizational and problem-solving skills
  • Willingness to participate in on-call rotation schedule
  • Valid driver's license with reliable transportation
  • Ability to pass comprehensive background verification

Preferred Qualifications

  • CPO (Certified Pool Operator) Certification
  • Experience with property management software systems
  • OSHA certification or safety training
  • Experience managing maintenance budgets
