Key Responsibilities
- Supervise and coordinate daily maintenance operations across the 300-unit community
- Manage preventive maintenance schedules and ensure timely completion of work orders
- Lead, train, and mentor maintenance team members to maintain high performance standards
- Oversee pool and spa operations, including chemical management and safety compliance
- Conduct regular property inspections and identify maintenance needs
- Maintain accurate maintenance records and documentation
- Respond to emergency maintenance issues and coordinate after-hours repairs
- Manage maintenance budget and vendor relationships
- Ensure all work meets company standards and local building codes
- Participate in on-call rotation for emergency maintenance situations
Required Qualifications
- Proven supervisory experience in apartment or multifamily property maintenance
- EPA Certification
- Strong knowledge of HVAC, plumbing, electrical systems, and general building maintenance
- Ability to lead and motivate a maintenance team
- Excellent organizational and problem-solving skills
- Willingness to participate in on-call rotation schedule
- Valid driver's license with reliable transportation
- Ability to pass comprehensive background verification
Preferred Qualifications
- CPO (Certified Pool Operator) Certification
- Experience with property management software systems
- OSHA certification or safety training
- Experience managing maintenance budgets
